SAFE

AND SOUND

Promoting health and safety across our projects, properties and people.

The practice of health
and safety continues to evolve

Across our developments, we’ve moved on from simple on-site audits to genuine collaboration with consultants and contractors to de-risk projects, starting well upstream of any on-site activity. The building managers overseeing operations and safety across our managed properties now work with a sophisticated compliance platform to do their reporting. And our Health and Safety team works hand-in-hand with human resources and specialist health experts to raise awareness among employees of health and wellbeing issues.

De-risking Developments

Across our major developments, we act early in the project life cycle to anticipate and, where possible, eliminate health and safety risk, working closely with designers, consultants and contractors to drive out risks from the construction and operation of phases of developed schemes.

De-risking developments

With our Network Building scheme, for example, our team has provided knowledge and experienced input to design risk review meetings, while working with our demolition contractor to monitor health and safety systems and controls on site.
On our 25 Baker Street scheme, further on in the project life cycle, we’re working with the principal contractor on construction phase risk management.

Our team has been deeply involved since RIBA Design Stage 3 to help evolve the scheme’s design risk register; to mitigate construction and operational health and safety risk.

All projects on site for six months or more are externally verified by independent auditors and sector specialists for safe operations to the highest industry standards.

Our long-term, effective collaboration with principal contractors has repeatedly led to high scores in national schemes such as the Construction Logistics and Community Safety scheme (CLOCS) and the Considerate Constructors Scheme (CCS).

Managed properties

We’ve also enhanced the system with the launch of a contractor management electronic permit system – providing extra assurance that higher risk works on our properties are well managed and properly planned, to reduce not just health and safety risks but also disruption to our operations and occupiers.
The health and safety challenges managed by our site-based teams can be numerous and complex. During 2022, we held leadership tours of some properties, allowing senior leaders from within the business to gain a full picture of what’s involved – back-of-house as well as front-of-house. Details of our health and safety data can be found here together with our health and safety basis of reporting which sets out our aggregation and calculation methodology.
